Social media savvy? How to use it to help sell your property

However, at present, property searches begin online with the property portal heavyweights: Rightmove, Zoopla and PrimeLocation. Social media is not necessarily the first port of call for property buyers, but it can be used to help sell your home online.  

The influence of social media only continues to grow. Networking sites like Facebook and Instagram provide new ways to share and market products, services and, in this case, properties, to other users. If you're social media savvy, you can work alongside your estate agent to shape the way in which your property is marketed online to prospective buyers.  

By marketing and advertising your property on social media platforms like Facebook and Instagram, you can promote it to a wider, more targeted audience. But how can you harness the power of social media to help sell your home?

The power of Instagram is down to the power of images, and Instagram is changing the way the property market operates. Property photography has always been important, but on Instagram, images of a property's glamorous or luxuirous interior will have an instant impact. Our lives are getting busier, and image-led platforms like Instagram allow us to access and view exterior and interior shots of a property within moments. The power of (good) images is such that we can be instantly drawn in, deciding on the spot to book a viewing for a property we've seen images of on Instagram. For the best results, make sure the photographs you take are varied, including close-up shots of the property's best features.  

When posting images of the property on Instagram, use property-related hashtags to entice property seekers, and make sure to include a link to the property's listing with each image.   

Is there a good time of day/year to market your property on social media?

There are no hard and fast rules, but generally the most popular time of year to put a property on the market for sale is Spring. This is also a good time of year to take photographs of the property – wait until the sun is shining to take exterior shots, for example. You can also research your social media target market to discover when they are likely to be browsing on social media.
